5 Things you Need to do Before you List Your Home

Thinking about listing your home? You've come to the right place, I'm here to help! Here are some of the top things that can make your home more appealing to buyers.

  1. Get a paint job, inside and out. Painting the inside of your home in a light color (such as an off-white) can make your home a bit more appealing. A light neutral or off-white color will make the space look larger and will allow buyers to visualize themselves in the home. When it comes to the outside of the home, having it pressure washed may be enough, but if not a paint job can definitely be a plus for buyers!

  2. Switch up cabinet hardware. Keeping up with what is considered "modern" in the day to day market can be difficult. This is a quick and cost effective way to instantly peak the interest of buyers.

  3. Swap to LED soft white lights. Lighting is VERY important when it comes to the sale of your home. To some buyers this may not matter, but when it comes to attracting buyers this can definitely help with the presentation of the home not only in pictures, but also when buyers come to tour your home!

  4. Replace the carpet, if any. These days, buyers don't tend to love carpet. I would argue that it's best to replace your carpet with something like vinyl, tile, or wood as my buyers tend to like these types of flooring. That being said, if putting in new floors isn't in the budget I highly recommend getting some new carpet if there are imperfections.

  5. Be open to offering seller concessions. In todays market, buyers are more likely to want to negotiate. The best thing you can do is to discuss your priorities with your REALTOR, and just know that you may not get exactly what your asking for.

  6. Bonus! Hire a communicative REALTOR. I can't count the amount of times that I could not get in touch with a listing agent to show my buyer a property. If your REALTOR is hard for you to get a hold of, then chances are they're hard to get a hold of for everyone. If a buyers agent can't get a hold of them, they can't bring you a buyer!
