There are a lot of steps in the buying process, which means you should have a professional by your side throughout the experience. From the moment you make a decision to buy, you should start working with an agent. A good agent will provide you with all of the tools and guidance you need. That being said, you should still know and understand these top 5 things before you buy:
You'll need a pre-approval. Before you look at any homes in person, I highly recommend a pre-approval. Not only is this required to make an offer, but it will also determine a price range.
Pick one agent and stick with them. Jumping from agent to agent will only confuse the process. The goal is to have one agent that fully understands your needs and your situation. Find someone you love working with and stick with that agent.
You'll need about 7-8% of the purchase price set aside for closing costs and down payment. This is a very general estimate for an FHA loan or a loan with 3 to 3.5% down. Stay tuned for a post about the types of loans!
You'll want to do an inspection, and maybe get a second opinion. In a contract, there will be something called an inspection period. This is to protect you, as the buyer, by allowing you to do your due diligence by getting an inspection done. An inspection will help you see if anything is wrong with the property on a surface level and will prevent you from unknowingly walking into something you're not expecting. If you want to feel extra confident in your inspection, you can always have a second inspection done during the inspection period to give you peace of mind.
Have extra money set aside for unexpected repairs. No house is perfect, and there can sometimes be extra expenses. Whether its putting in a curtain rod, or fixing a sprinkler system it can come at an extra cost. It doesn't hurt to be prepared in the event something pops up!
